Current rent context for Bakersfield, California
City-level rent data is useful context, but it is not a valuation of a specific property. Compass reviews the address, condition, size, amenities, lease status, and competing inventory before recommending a rent range.
Market snapshot source last updated September 20, 2026. Zillow also reported a -$173 year-over-year change and 988 available rentals at that update. Source: Zillow Rental Manager.
Important: Achievable rent depends on the specific property and current competition. Use the city figure as market context, not as a guaranteed rent estimate.

Match the review to your Bakersfield property
A home or individually owned rental condo
Share the address, condition, current occupancy, and expected availability. Include any association rental rules that apply to your unit. Our residential rental management services cover the individual rental; HOA association management is available separately. For a vacant home, the rental-readiness checklist helps organize preparation before advertising.
An apartment building or larger community
A Bakersfield apartment review starts with the building’s total units, occupied and vacant units, unit mix, and upcoming lease expirations. Compare existing collections with the asking rents for vacant units rather than applying one citywide average to the whole building. Explore our apartment and multifamily management services; the pricing framework explains why a property-specific proposal is needed.
Rentals across several properties
For separate homes, condos, or buildings, our portfolio management overview explains the broader scope. Start with locations and unit counts; do not include private resident or financial records in the initial inquiry.
Compass calls to introduce the team and confirm your goals, completes the rental analysis or management review, and follows up to discuss next steps.

Bakersfield property-management FAQs
What is the average rent in Bakersfield?
As of September 20, 2026, Zillow reported an average asking rent of $1,752 across all bedrooms and property types. That figure is a market indicator, not a property-specific rental valuation.
Can Compass manage an occupied Bakersfield rental?
Yes. We can review the existing lease, deposits, ledger, open maintenance items, keys, and records and build a transition plan.
Can Compass help if the property is vacant?
Yes. We can review condition, preparation, rent positioning, marketing, screening, leasing, and move-in coordination.
How do I get a property-specific rent estimate?
Start with a rental analysis so the recommendation is based on the actual property rather than a citywide average.
How much does Bakersfield property management cost?
Compass standard full management for 1–4 unit residential properties is 8.5% of rent collected with a $195 monthly minimum. The current standard schedule also lists a $665 tenant placement fee under full management and a $250 renewal fee. Review current pricing and terms.
