Compass Owner Protection & Service Commitments
Compass offers qualifying owners written, self-funded contractual service commitments. They are not insurance, do not guarantee tenant conduct or a legal result, and apply only when the applicable commitment is signed and activated under the written terms.

What each commitment covers
Service Satisfaction Commitment
If Compass materially fails to perform an express management duty and does not timely cure after the required written notice, a qualifying owner may receive a documented credit against future standard management fees for the affected property. The maximum is based on up to the three most recent qualifying monthly management fees actually paid; an unused approved credit may be refunded after final accounting if management ends.
No-Cost Replacement Placement
For a qualifying Compass-placed tenant, one replacement placement may be provided without another $665 placement fee if the tenant permanently vacates because of abandonment, an uncured material lease default, or a completed lawful eviction. Owner cooperation, funding, rent-ready status, lawful market positioning, and other written eligibility terms apply.
Eviction Coordination Service
For one qualifying California nonpayment unlawful-detainer matter involving a Compass-placed tenant, Compass may pay specifically approved attorney invoices and court filing fees directly, up to $3,000 aggregate, through entry of judgment. This is not reimbursement for lost rent, damages, settlements, sheriff costs, appeals, or other excluded expenses.
Animal-Related Repair Service
For one eligible tenancy, Compass may pay an approved repair vendor directly for up to $1,000 aggregate of qualifying physical repair work caused by an animal Compass lawfully approved or accommodated. Security-deposit accounting and reasonably available tenant, insurer, warranty, or other recovery must be pursued first. No cash reimbursement is paid to the owner.
No Qualifying Rent, No Management Fee
Under the current standard residential fee schedule, no management fee is charged for a rental month in which no Qualifying Rent successfully clears. Separate earned fees and third-party costs may still apply when applicable.
Protections are useful only when the terms are clear.

Each service commitment must be affirmatively selected and initialed to become active. Deadlines, documentation requirements, usage limits, owner cooperation requirements, exclusions, maximums, and nonduplication rules apply. Approved benefits are generally delivered through direct vendor/attorney/court payments or documented management-fee credits rather than cash reimbursement to the owner.
Existing or inherited tenant?
Tenant-specific commitments do not automatically apply to a tenant Compass did not place. A management relationship may still begin with the existing tenancy, but a later qualifying Compass placement is required before tenant-specific placement, animal-repair, or eviction-coordination commitments can apply.
