Rental Readiness Checklist for Southern California Owners

Use this staging checklist to organize the property and the information Compass will need for a useful first conversation.

Property condition

  • Active leaks, electrical hazards, broken locks, or safety issues addressed.
  • Major appliances and essential systems checked.
  • Known repairs and deferred maintenance listed.
  • Keys, remotes, gate access, and property instructions gathered.

Before marketing begins

A property can be physically ready but still not be operationally ready to lease. Confirm who will handle utilities during vacancy, whether association rules affect marketing or move-in, what access instructions a showing vendor will need, and whether any deferred maintenance could create delays after an applicant is approved. For long-term rentals, Compass generally plans around lease terms of 12 months or longer rather than vacation or transient use.

Documents

  • Current lease and addenda if occupied.
  • Security-deposit and tenant-ledger information if occupied.
  • HOA rules and rental instructions where applicable.
  • Utility and service-account information.
  • Insurance and ownership information available for onboarding.

If the property is already occupied

Readiness looks different for an occupied rental. Gather the current lease and addenda, security-deposit records, tenant ledger, keys and access information, open maintenance items, active notices, and any association or utility information that will matter during a management handoff. This creates a cleaner starting point for both the owner and the resident.

  • Desired availability date identified.
  • Owner goals and expected hold period discussed.
  • Address-specific rental analysis requested.
  • Decide whether you need full-service management or leasing and tenant placement only.
